  1. What is there a guaranteed value of investment and how it can be guaranteed to be such?
    Value of investment will be guarantee by rent and liquidity of the sold properties. In the model example, we took the investment price of $25 000, include necessary repair or updates and a monthly rent of $700. The annual rent is $8400, which is 33% of the investment price. At the same time estate is worth $50 000, which will create company’s earnings of $25 000. These actual earnings will be use to pay our investor’s evaluation.
  2. How is the investment assured?
    Investment is secured by real estate purchase. Property will be buy in investment of no more than 50% of the market value, thus ensuring investment is very secure. Yet, investor will receive a company’s shares, become a member of company. Last but not least, investor will have secure lien against its real estate purchase, equal of its contribution.
  3. Where do you get a property?
    Property is acquired in auctions, especially HUD, bank’s foreclosures and tax sales. These are main areas where we can get a property for at least 50% of its value.
  4. Where do you get a final buyer?
    We have built a strong buyer’s list in past several months. This list gives us a motivated buyers who has money to pay monthly payments but at the same time doesn’t have chance to get a loan. We work with these buyers to help them establish their credit and also use their monthly payment to “build” their down payment for mortgage company.
  5. What if a future owner is no longer valid and will be insolvent in any way?
    U.S. legislation is uncompromising; hence payers’ problem is resolved within a few days (the eviction process). In this case the property is immediately filled by another potential buyer of the company and nothing comes.
  6. What makes the future owner to arrange a mortgage as soon as possible?
    Agreement with the future owner is designed a way that there is an increase in the purchase price over time. For example, if purchasers of property within a year, will cost 50 000 USD within two years 55 000 USD, etc. is in the interest of future owners to provide the means for transaction as soon as possible.
  7. What if I need my money back sooner (investor)
    In this case, ask for a withdrawal via letter to our headquarters.  You will get your money back as soon as after 90 days since we receive your request. Also you will receive a evaluation of value 1/12 of the guaranteed value for each commenced month.
  8. What fees are associated with my investment?
    They are not any entry or maintenance fees. The aim is not to capitalize on investors for lump sum payments charging them fees, but to capitalize on the opportunities the real estate market. This is a unique project where all the fees associated with management are compensated from the profits of the project, rather than directly from their own investors.
  9. How do you ensure the immediate sale of the property after purchase
    We have created lists of potential buyers who are ready to buy our property in locations where we can get really great deals.  This ensures the conclusion of the contract of sale with the prospective owner in a relatively short time after purchasing the property by our company.
  10. How do you calculate the bonus for investors?
    We get the bonus if the total amount of turnover of deposits and subtract them; then we take certain % of this amount (10 or 15% depends on length of contract).  Example - the turnover was 200 000 USD, investor deposits 50 000 USD, left is 150 000 USD. Bonus was determined 10% of this amount, therefore, will be apportioning additional 15 000 USD among investors.
  11. Is it so that the investor receives proof of a lien on the property?
    Yes, the investor's lien is registered on the property deed. This document is received by the investor immediately after entering the property deed (usually around 2-3 months after the investment). This is the safest way to ensure investment.
  12. When and how it is evaluated by the disbursement of funds?
    Disbursement of funds takes place within 30 days from the expiry of the contractual period for which the investment was made. Investor receives back entrance deposit + evaluation according the contract.
  13. I want to exercise my option on the Members Certificate. What should I do?
    Each investor will be 30 days before the expiry of the contractual deadline approached, whether it wishes to terminate his investment and pay back or whether it wishes to exercise the option. In the event that investors wish to exercise the option, the written addendum to the contract will be sign and the investment will extend the contract period. If not reflected investor interest in the use options, will give the funds paid out in a standard manner.
